Blacksburg's Luxury Market Isn't Loud — But It's Real

When people picture wealth in Virginia, their minds usually jump to Northern Virginia, the D.C. suburbs, Richmond, or maybe Charlottesville. Blacksburg rarely makes that list. But if you've spent any time driving through certain pockets of this town, you already know that assumption is wrong. I'm Grant Irby, a local Blacksburg realtor, and I spend my days helping buyers and sellers move through this market at every price point. Today I want to walk you through four neighborhoods where Blacksburg's luxury real estate actually lives — homes selling well past the million-dollar mark in a market where the broader median still sits in the mid-500s.

Blacksburg's luxury scene isn't loud. It doesn't announce itself with gated entrances or flashy marketing campaigns. Instead, it's built into the fabric of specific neighborhoods, each with its own personality, price range, and reason for existing. Some of it is driven by proximity to Virginia Tech. Some of it is driven by land, privacy, and mountain views. And some of it is driven by a country club address that carries weight the moment you mention it in town.

Fiddler's Green: Historic Roots, Modern Price Tags

Fiddler's Green sits just off Main Street in downtown Blacksburg, and that location alone explains a large chunk of the price tag. The name traces back to the Black family, the founders of Blacksburg in 1798. What was originally farmland has transformed into one of the most desirable custom-home neighborhoods in town.

The location puts you within walking distance of Virginia Tech's campus, Lane Stadium, and the shops and restaurants that make up the heart of Blacksburg. In a market where proximity to the university drives serious demand, that's a tough position to beat.

What really sets Fiddler's Green apart is the housing stock itself. Many of these homes were custom-built by SAS Builders, a local company with over 30 years of experience in the New River Valley. Walk through this neighborhood and you won't find cookie-cutter repetition. Every house has its own character, its own layout, its own architectural voice, even while the neighborhood still feels cohesive.

Lot sizes here run smaller, typically between a fifth and a quarter of an acre. What these lots lack in size, they make up for in views and build quality. A 30-acre parcel sits directly next to the neighborhood and remains vacant, which protects sightlines to Lane Stadium, Virginia Tech's campus, and the Blue Ridge Mountains. Those views aren't disappearing behind new construction anytime soon, and that kind of protected sightline adds real, lasting value.

The HOA here maintains high standards, so what you see today is what you'll see years from now. Prices typically start in the 700s and climb well past $1 million for the larger custom builds. You'll find some smaller patio homes at lower price points too, but the big custom construction is where the serious numbers show up.

Midtown: Blacksburg's Boldest Real Estate Bet

If Fiddler's Green represents Blacksburg's historic luxury market, Midtown represents its future. This is one of the most ambitious real estate developments this town has seen in decades, and it's nothing like a typical subdivision.

Midtown is a luxury mixed-use development built on the site of the old Blacksburg Middle School, right in the heart of downtown. When the project was first envisioned back in 2019, the full plan was slated at over $100 million. The original vision included a hotel, retail shops, a police station, a parking garage, and residential units, all layered together in one walkable district. That's city-style living packed into a small college town, something Blacksburg has never really had before.

The residential piece consists of luxury townhomes built by Eagle Construction of Virginia, a Richmond-based company that has built more than 6,000 homes across the state since 1984. These units go up to four stories tall and come with private elevators, rooftop terraces, and designer kitchens outfitted with Sub-Zero and Wolf appliances.

On price, new units currently start in the mid-600s and reach into the low $1 million range depending on floor plan. One unit sold in late 2025 for just over $1.3 million. Another closed in March 2026 at $1.26 million, with over 3,500 square feet of living space. Some buyers treat these Midtown units as second homes. Others live there full-time. A few local celebrities from the Hokie football program have owned units in the development, which tells you something about the buyer profile Midtown is attracting.

Coalbank Hollow and Preston Forest: Land, Privacy, and Mountain Access

Now let's swing to the completely opposite end of the luxury spectrum. Not every high-end buyer in Blacksburg wants walkability and rooftop terraces. Some want acreage, tree cover, and distance from neighbors. That's exactly what you'll find in Coalbank Hollow and Preston Forest, two neighboring communities on the north side of Blacksburg just outside town limits in Montgomery County.

Think several acres per lot, homes at 2,500 square feet and up, and a setting that genuinely feels like a mountain retreat despite being close to town. Properties in both neighborhoods actually border the Jefferson National Forest, which opens up access to roughly 2,000 miles of hiking trails right out your back door.

Preston Forest is one of Blacksburg's most established neighborhoods, with home styles ranging from Cape Cods to contemporary builds. Most homes here went up between the 1960s and 1990s, with a handful of more recent builds mixed in. The average home sits around the mid-600,000s, though certain properties push well above that depending on lot size and condition. A typical lot runs 3 to 4 acres of densely wooded land, and recent sales have reached into the mid-900s.

Coalbank Hollow takes that privacy even further. Residents here have the national forest as their literal backyard, giving them a quiet, wooded setting that still sits only 7 to 8 minutes from Virginia Tech's campus. The construction quality in Coalbank Hollow rivals what you'll find in Fiddler's Green, just applied to large wooded lots instead of tight, walkable streets.

Blacksburg Country Club: The Old-Money Address

If you're looking for that classic, established, old-money feel, the Blacksburg Country Club is where you need to be looking. The address carries a reputation, and it's earned.

The club itself sits on 175 acres in the Ellett Valley, just southeast of Blacksburg town limits, and it's a private, member-owned club. The homes surrounding it are newer custom builds, many sitting directly on the golf course along the fairways and greens. You get a tucked-away, mountain-view setting while still being only 10 to 15 minutes from downtown Blacksburg.

Members have access to a recently renovated 18-hole championship golf course, a junior Olympic heated pool, outdoor and clay tennis courts, pickleball courts, a fitness room, and multiple dining options including an outdoor patio with live music. The club also runs activities and events for kids, which makes this a legitimate option for families, not just retirees or empty nesters.

On the real estate side, listings range from vacant lots priced in the low to mid-100s all the way up to multi-million dollar estates. A home sold in the country club last year for just over $1 million, overlooking the eighth hole with vaulted ceilings, exposed beams, and a kitchen built for serious entertaining.

What This Means for Blacksburg Buyers and Sellers

Blacksburg's luxury market isn't hiding, but it also isn't shouting from the rooftops. While the broader Blacksburg market still hovers in the mid-500s, homes in these four neighborhoods routinely sell for two to four times that figure. Each area serves a distinct type of buyer:
