If you've been house hunting in the New River Valley and single-level living keeps landing at the

top of your must-have list, I want to introduce you to something that's been missing from our

local market for a long time. Eagle Construction has rolled out a new villa collection inside The

Preserve, their newest subdivision in Blacksburg, and after touring these properties myself, I

can tell you this product fills a real gap in Southwest Virginia real estate.

I recently sat down again with Tanner Goldsmith of Eagle Construction to walk through what

makes these villas different from everything else being built in our area right now. We already

covered the townhomes in a previous video and tour, but today we're focused entirely on the

villas, the floor plans available, and why low-maintenance main-level living is such a smart move

for so many buyers right now, whether you're downsizing, aging in place, or simply tired of

mowing grass on your weekends off.

Why Blacksburg Needs More Single-Level Homes

Here's something anyone who's spent time working in this market already knows: our terrain

works against single-level construction. Southwest Virginia is beautiful, but it's hilly, and building

a wide, all-one-floor home on a typical lot around here often requires more width than the land

allows. That's a big reason true single-level homes have historically been in short supply

throughout the New River Valley, even though demand for them has been climbing steadily.

Buyers ask me about single-level living constantly. Some are retirees who want to age into a

home without worrying about stairs later. Some are parents who want laundry steps away from

the primary bedroom instead of buried in a basement. Some just want a smaller footprint and

less to clean. Whatever the motivation, the demand is real, and until now, the supply hasn't kept

pace.

That's exactly the problem Eagle set out to solve with the villa collection at The Preserve.

What Exactly Is a Villa, and How Does It Differ From a Single-Family Home or Townhome?

Eagle builds three distinct home styles throughout The Preserve, and understanding the

differences matters if you're trying to figure out which fits your lifestyle and budget.

The standard single-family home is what most buyers picture first. These sit on lots ranging from

a little over a quarter acre up to roughly an acre, and buyers get full access to Eagle's design

center to personalize finishes from the ground up. Eagle also keeps some of these finished and

ready to close quickly for buyers who don't want to wait through a build.

Townhomes are smaller, typically two to three bedrooms, and come in both two-story and

three-story configurations, with the three-story option including a garage tucked into the lower

level. These tend to sell finished and close faster than a custom single-family build.

Villas sit in the middle. They're generally larger than the townhomes and, in some cases, nearly

match the square footage of certain single-family homes, just without quite as much overall size

or lot. The defining features are the smaller home sites, slab foundations rather than crawl

spaces or basements, and true main-level living on all but one of the current floor plans.

According to Tanner, the biggest practical differences between villas and single-family homes

come down to three things: lot size, foundation type, and yard maintenance responsibility. Villas

sit on smaller home sites and are built on concrete slabs, while Eagle's single-family homes are

built on crawl spaces or basements. And that yard maintenance point is the one that gets

buyers most excited.

The HOA Handles the Yard Work, Even for Detached Villas

This is the detail that makes villas stand out from everything else Eagle builds. For villa owners,

the HOA takes care of exterior landscaping. That includes mowing the grass, blowing leaves,

and clearing snow from the main roads and sidewalks throughout the community. Your driveway

won't get plowed, but the HOA will clear right up to it.

What surprised me is that this benefit applies even to the detached villas, the ones that look and

function just like a small standalone single-family home. Tanner confirmed that a detached villa

is essentially a smaller single-family home on a slab and a smaller lot, but it still comes with the

same HOA-covered yard maintenance as the attached units. Townhomes at The Preserve also

include yard maintenance, but on a much smaller scale given their tighter lots.

For buyers who've spent decades maintaining a lawn and are ready to hand that responsibility

off, this is a genuine selling point, not a minor perk.

True Main-Level Living, Not Just Marketing Language

When buyers tell me single-level living is non-negotiable, they usually mean something specific:

they want the primary bedroom, laundry, kitchen, and living space all on one floor, with minimal

or zero stairs required for daily life.

That's precisely how Eagle designed the villas. Even the one floor plan with a second story

keeps the primary bedroom, a secondary bedroom, kitchen, and living space entirely on the

main level. The second floor in that plan is reserved for an additional bedroom, loft space, and a

third bathroom, meaning day-to-day living never requires a trip upstairs unless you choose one.

Eagle also minimized steps at entry points, including the garage entrance, so getting from your

car into your home involves as little elevation change as possible. That's a thoughtful detail for

anyone planning to stay in a home long-term as mobility needs change.

How Many Villas Are Planned, and What Does Attached Mean Here?

Across The Preserve, Eagle plans to build somewhere between 25 and 30 villas total. Of those,

roughly five to eight will be detached, functioning as smaller standalone single-family homes

with yard maintenance included. The remainder will be attached, built duplex-style with two units

sharing a single common wall. Eagle isn't planning any larger attached configurations here, so

you won't find three or four units connected in a row.

Customization Options for Villa Buyers

One question I hear often is whether smaller or more affordable product lines mean fewer

personalization options. With Eagle, that's not the case. Villa buyers have access to the same

design center selections available to single-family buyers, just applied to a smaller footprint.

How much customization is available depends heavily on timing. If you buy early in construction,

before finishes go in, you have significant flexibility. Buy later, closer to completion, and your

options narrow, though there's usually still room to make meaningful changes.

In the finished villa we toured, Eagle's buyers had already upgraded several features, including

painted cabinets instead of a standard maple finish, drawer stacks in place of traditional cabinet

doors, a gas range, pre-wiring for pendant lighting over the range, a media package above the

fireplace for a wall-mounted television, and pre-wiring for ceiling fans in the bedrooms and living

room. The fireplace itself was an upgrade rather than a standard feature in this particular unit,

though Eagle can install one from the start if you catch the build early enough. And if you're

wondering, yes, Eagle offers both gas insert and true wood-burning fireplace options depending

on the plan and buyer preference.

Touring the Available Floor Plans: Pearl Ranch, Lily, and Brady

Eagle currently offers three villa floor plans at The Preserve, each with its own personality.

The Pearl Ranch is the plan we toured in the finished unit, offering efficient main-level living with

a layout that makes smart use of every square foot.

The Lily is a three-bedroom plan, though it can also be configured as two bedrooms plus an

office that doubles as a third bedroom if needed. Both Lily units currently under construction

include sunrooms off the back, adding extra natural light and living space. One of my favorite

details in this plan is a pass-through door connecting the garage directly to the pantry, letting

you carry groceries straight from your car into storage without hauling bags through the main

living areas. Pair that with a generous walk-in pantry and it's a small feature that makes a real

difference in daily life. The primary suite in the Lily is thoughtfully laid out, with the bathroom off

to one side, the closet beyond that, and the bedroom tucked at the back for privacy and

separation from the main living space.

The Brady is the largest villa plan and the only one with a second floor. Even so, it keeps the

primary bedroom, a secondary bedroom, and a second full bathroom on the main level.

Upstairs, you'll find a third bedroom, loft space, and a third full bathroom. This plan is well suited

for buyers who want extra room for guests or family without sacrificing single-level living for their

day-to-day routine, since everyone gets their own bathroom and bedrooms are spread out

rather than clustered together.

As of this writing, the Lily units under construction are expected to be finished by the end of

November, even though they're still in the tile-cutting and finish-out stage. Eagle is also

preparing to break ground on the first detached villa, though the specific floor plan for that lot

hadn't been finalized at the time of our visit.

A Note on New Construction Pricing and Negotiation

If you're used to shopping resale homes, new construction pricing works differently, and it's

worth understanding before you start comparing numbers. Resale listing prices are often

somewhat arbitrary. A seller picks a round figure that sounds appealing, which frequently leaves

room to negotiate down with the right strategy.

Builders operate differently because their costs are fixed. Materials and labor pricing don't leave

much room for arbitrary discounts the way a resale listing might. That doesn't mean there's no

room to negotiate, though. I've personally negotiated a strong deal on a home I built with Eagle,

and beyond direct negotiation, builders regularly run promotions on specific inventory or floor

plans. As of this recording, Eagle has active promotions on some of the properties featured in

this tour.

Is a Preserve Villa Right for You?

After touring these units and talking through the details with Tanner, I think the villa collection at

The Preserve solves a real problem in our market. Southwest Virginia's terrain has made true

single-level homes hard to come by, and the combination of main-level living, HOA-covered yard

maintenance, and Eagle's design center customization gives buyers something genuinely rare

around here: a low-maintenance home that doesn't feel like a compromise.
