it's not for everyone. Maybe you're relocating on a tight timeline and can't wait 8 to 12 months
for a home to be built. Maybe the idea of picking out every single finish, from cabinet pulls to
light fixtures, sounds exhausting rather than exciting. Or maybe you just want to unpack your
boxes and start living your life without construction delays hanging over your head.
Here's the good news: you don't have to choose between "brand new" and "stuck with an
outdated house." There's a sweet spot in the Blacksburg market that a lot of buyers overlook,

entirely. No permitting delays. No supply chain hiccups holding up your countertops. No decision
fatigue from choosing between forty shades of white paint.
You also get to see exactly what you're purchasing. With new construction, you're often buying
based on a model home or a set of blueprints. With a resale in a newer neighborhood, you can
walk through the actual house, see how the natural light hits the living room in the afternoon,

The Villas at North Main is one of those neighborhoods that flies under the radar, but it
shouldn't. This is a single-street community tucked just off North Main Street, built by R. Freilen
and Associates, a builder with deep roots throughout the New River Valley and Southwest
Virginia. Construction began back in 2015, and the builder just recently wrapped up the final
homes in the neighborhood.
What makes this community appealing is the low-maintenance lifestyle it offers. You'll find
smaller yards, which is great if you'd rather spend your weekends relaxing instead of mowing.
The neighborhood has sidewalks throughout and a nice cul-de-sac at the end of the street,
giving it a tucked-away, quiet feel. Because these homes are relatively young, you're looking at
roofs and major systems that still have plenty of usable life left in them, which means fewer
big-ticket surprises down the road.
Now, I always tell my clients the full picture, so here's the honest downside: the end of the street
backs up to Highway 460, and you can hear road noise during busier times of day. I've talked to
residents who say you get used to it and eventually stop noticing, but I want you to walk the
street yourself and decide if that trade-off works for you.
Price-wise, homes here started much lower back in 2015, but recent sales have hovered in the
mid to high $400,000 range, climbing into the low to mid $500,000s depending on the specific
home and its finishes.
Given Farm: Craftsman Style Near Virginia Tech
Next up is Given Farm, developed by Eagle Construction, one of the more recognizable builders
currently active in the Blacksburg market. Given Farm is essentially a completed neighborhood
at this point, though Eagle Construction continues building brand new homes nearby at The
Preserve in Blacksburg and The Meadows in Christiansburg. Most homes in Given Farm were
built between 2020 and 2023, so you're starting to see resales pop up as early buyers move on

One thing to know upfront: lot sizes here are on the smaller side compared to some of the more
established neighborhoods nearby. But the homes themselves tend to be larger, so you're
getting plenty of indoor square footage even if the yard is compact. Given the location, just
about five minutes from Virginia Tech's campus, and the quality of construction, prices in Given
Farm have climbed into the $700,000 range and sometimes a bit higher, depending on the size
and features chosen by the original owner.
If you want a home that feels brand new, sits in a highly desirable location, and lets you skip the
year-long wait that comes with a fresh build, Given Farm deserves a serious look.
A quick note here for anyone reading this who's actually leaning toward building new rather than
buying resale: that's a completely valid path too, especially if your timeline allows for it. Building
gives you full control over finishes and layout in a way resale simply can't match. I've

Kinlock: Low Turnover Says a Lot
Kinlock sits just across North Main Street from The Villas, tucked away with 21 single-family
homes built mostly between 2021 and 2022 by States and Homes, a well-established builder
based right here in Blacksburg.
Here's something that immediately caught my attention about Kinlock: only one home in the
entire neighborhood has ever resold. For a community that's roughly five years old, or even a bit
younger, that's an unusually low turnover rate. Typically we'd expect to see some movement by
now. What that tells me is that the people who bought here are staying put, and that usually
signals a neighborhood that's delivering real satisfaction to its residents.
The homes themselves feature open layouts, modern kitchens and bathrooms, and upgraded
touches like gas fireplaces, granite countertops, and covered porches. Because of how young
this neighborhood is, roofs and major systems have a long runway ahead of them before you'd
need to think about replacement.
Families are drawn to Kinlock because of its proximity to downtown and local schools, combined
with the peaceful feel of a quiet residential pocket. Because there's so little turnover, pinning
down comparable sales data is tricky. The one home that did sell landed in the mid $700,000
range. That said, at the time I'm writing this, there's currently one home listed in Kinlock priced
below $500,000, so pricing can swing quite a bit depending on the specific home, its features,
and where it sits within the neighborhood.
Kips Farm: Bigger Yards, Bigger Floor Plans
Kips Farm is another States and Homes community, and it's a great example of thoughtful
neighborhood planning done right. Located in a popular corridor near Blacksburg Middle School
and right next to Blacksburg High School, the first homes here went up in 2017, with more
recent builds continuing since then.
What sets Kips Farm apart from a lot of newer developments is the lot size. So many newer
neighborhoods squeeze homes onto smaller lots to maximize density, but Kips Farm bucks that
trend with noticeably larger yards and open green space designed for outdoor play. The
suburban feel here, complete with sidewalks throughout, makes it a natural fit for families who
want room to spread out.
The homes themselves tend to run larger in square footage too, with thoughtful design details
like mudrooms and laundry rooms situated on the same level as the bedrooms, plus bonus
spaces that flex to match your lifestyle needs, whether that's a home gym, playroom, or office.
Over the past five years, Kips Farm has seen prices land in the mid $700,000 range, driven by
both strong demand and the desirability of the location. As always, individual sale prices can
vary quite a bit based on square footage and specific amenities. Buyers consistently mention
how much they love the easy access to walking trails and the high school, along with that
genuine sense of community, all while still being just minutes from Virginia Tech and downtown
Blacksburg. If you want a newer home with real room to grow, Kips Farm is absolutely worth
exploring.
Honorable Mention: Fiddler's Green
Rounding out the list is Fiddler's Green, and I'm calling it an honorable mention because it
doesn't fit neatly into the "newer construction" category. Some homes here date back to 2008,
while the newest were built around 2020. So it spans a wider range than the other four
neighborhoods on this list.
What earns Fiddler's Green a spot here is how well the neighborhood has held up. Built by SAS
Builders, many of these homes carry a higher-end custom feel that you don't typically find in
production-built communities. Think tray ceilings, built-in shelving, gas ranges, and architectural
details that add real character.
Location is where Fiddler's Green truly shines. Tucked right behind downtown Blacksburg, it's
roughly a two-minute drive to everything downtown has to offer, yet it still feels like an upscale,
quiet residential escape. Sales prices vary widely here depending on home size and lot: smaller
homes have sold in the $500,000s, while larger homes have crossed into the $800,000 to
$900,000 range. Appreciation has been strong, and even more telling, these homes hold their
value exceptionally well thanks to construction quality, the unbeatable location, and SAS
Builders' attention to detail.
Finding Your Fit in Blacksburg's Newer Home Market
If you've been torn between wanting something new and not wanting to deal with the building
process, these five neighborhoods prove you really can have both. You get newer systems,
modern layouts, energy efficiency, and far fewer looming repair bills, all without stepping foot
into a construction trailer or waiting a year for your kitchen to exist.
I want to be upfront about something: this rundown focuses specifically on resale homes built
within the last 5 to 10 years, typically owned by a first or second buyer. There are still plenty of
opportunities to build brand new in Blacksburg if that's the right fit for you. Builders like States
and Homes and Eagle Construction continue breaking ground on new developments and
custom options throughout the area.
I'll also add this disclaimer: the pricing and appreciation figures I've shared reflect available
market data and recent trends, but home values always depend on a range of factors, including
square footage, upgrades, lot size, and even where a specific home sits within its neighborhood.
Two homes on the same street can sell for very different prices based on details that aren't
always obvious from the outside.
