If you've driven down Prices Fork Road in the last year, you've watched farmland transform into
one of the most active growth corridors in Blacksburg. Between The Preserve on one side and
West Hill going up across the street, this stretch of road is quickly becoming ground zero for
new construction in the New River Valley. Today I want to walk you through exactly what's
happening at The Preserve, Eagle Construction's newest community here in Blacksburg, and
give you a full tour of one of their active townhomes so you know precisely what you're getting
when you buy new construction in this market.
Before we get into the tour, I want to be upfront about something: this isn't a paid partnership. I
don't get a kickback for talking about Eagle Construction. I'm sharing this because I genuinely
believe in their product, and I have some skin in the game myself. I actually built my own home
with Eagle right here in The Preserve, so when I tell you about wall construction, standard
finishes, or what's included at the base price, I'm not repeating marketing copy. I'm speaking
from firsthand experience living in one of these homes.
Every week I get questions from local buyers and people relocating to Blacksburg about what's
going on off Prices Fork Road. So let's go straight to the source and break down what Eagle is
building, what comes standard, what counts as an upgrade, and what you should expect if
you're considering a new construction purchase here.
What Eagle Construction Is Building at The Preserve
I sat down with Tanner Goldmid, Eagle's sales consultant for this community, to get the full
picture. Eagle currently offers three distinct home styles at The Preserve, and each serves a
different type of buyer.
First, there are single family homes with a wide variety of floor plans and homesite sizes, giving
buyers more space and more open layouts. Second, there are townhomes, which range from
two to three stories and two to three bedrooms, with square footage running from around 1,200
up to nearly 2,000 when you include that third story. Third, Eagle offers villas in both attached
and detached configurations. These are designed for low-maintenance, main-level living, with
the HOA handling exterior upkeep. The villas are Eagle's newest product line in this community,
and we'll be covering those in detail in an upcoming video.
This range matters because it means Blacksburg buyers at very different life stages, whether
you're a young professional, a growing family, or someone looking to downsize without
sacrificing quality, have an actual option within the same well-planned neighborhood.
Spec Homes vs. Custom Builds: Understanding Your Buying Options
One question I hear constantly from clients is the difference between buying a quick move-in
home, often called a spec home, versus building a custom home from scratch. Tanner broke this
down clearly, and it's worth understanding before you start shopping.
Eagle can sell a home at nearly any phase of construction, but the two most common paths are
what they call "to be built" and a "showcase home." A showcase home is essentially a finished
house being sold as-is, though that doesn't mean zero customization is possible. Even in a
finished showcase home, buyers can typically still add things like a ceramic backsplash, ceiling
fans, or other easy finishing touches.
On the other end of the spectrum is the "to be built" option, where you're involved in actual floor
plan decisions and every selection, from cabinets and countertops to flooring, light switch
placement, and outlet locations. This path takes more time, but it lets buyers build a home
tailored specifically to how they live.
Full Tour: The Mill Creek Floor Plan at 2082 Kyle's Way
For this video, we toured a move-in ready townhome at 2082 Kyle's Way, part of Eagle's
townhome offerings at The Preserve. This particular unit is the Mill Creek floor plan, roughly
1,200 square feet, with two bedrooms and two and a half bathrooms spread across two levels.
Walking through this home gives you a real sense of what Eagle's townhome product looks and
feels like day to day, not just on paper. After touring the space, Tanner and I sat down to talk
through what's standard at the base price versus what counts as an upgrade, because this is
where a lot of buyers get confused when comparing the sticker price they see online to what
they actually end up paying.
What's Standard vs. What's Upgraded: Kitchen and Flooring
In a standard Eagle townhome kitchen, buyers can expect maple-finished cabinets and granite
countertops as included features. The flooring at base price is vinyl throughout the main living
areas rather than a hard surface laminate. Upstairs, the standard package includes carpet,
though Eagle does install hardwood stairs as a standard feature across all their townhomes,
which is a nice touch you don't always see included at this price point.
The unit we toured had several upgrades already in place: painted cabinets instead of the
standard maple finish, quartz countertops instead of granite, and laminate flooring throughout
the entire bottom level instead of vinyl. The laminate here is actually Mohawk laminate with
hardwood-look styling, not real wood, but built from wood product materials with a finish
designed to mimic hardwood closely. It carries a lifetime water warranty from Mohawk and holds
up well against scratching, and some versions are even rated for wet spaces like full bathrooms
or laundry rooms.
This is a distinction worth understanding if you're comparing builders or comparing showcase
homes to each other. "Hardwood" in a lot of builder marketing often means this laminate
product, not solid wood, so ask specifically if that detail matters to you.
Appliances: What's Actually Included
Here's a detail that surprises a lot of buyers. The standard appliance package with Eagle
includes the dishwasher, microwave, and oven range. A vent hood may be included depending
on selections made during the design process. What's not standard: the refrigerator and the
washer and dryer. If you're working with a knowledgeable agent, and I say this as someone who
does exactly this for my clients, we can help you negotiate for these items to be included as part
of your offer.
Attached Living: Noise, Privacy, and Exterior Customization
Since these are townhomes, they share walls with neighboring units, which raises two common
questions I hear constantly from buyers: how much exterior customization is possible, and how
much noise transfer should you expect?
On the exterior side, most of what you see is what you get with these townhomes, since they're
built at a fixed 20-foot width with pre-planned options like full-width front porches versus smaller
stoops. The biggest customization opportunity is extending the patio space or adding concrete
in the rear of the home, which can meaningfully increase your usable outdoor living area even in
a townhome footprint.
On the noise question, the shared walls aren't built any wider than a standard interior wall, but
the construction method does a genuinely good job dampening sound. The wall assembly
includes drywall, studs, an air pocket, and a firewall, repeated on both sides. That firewall exists
primarily for fire containment purposes, but it also helps significantly with sound dampening. I
can tell you from personal experience living in one of these units that I tested this myself when I
first moved in, cranking music as loud as it would go and walking next door to check what I
could hear. The answer was basically nothing. Most homeowners report the same experience
unless someone is moving heavy furniture or doing a lot of wall-mounted work.
Low-Maintenance Living: What's Included in the HOA
A major draw of townhome living at The Preserve is genuinely low-maintenance ownership. The
HOA covers all exterior landscaping, including weekly mowing during growing season and
annual remulching. Homeowners can add their own landscaping if they want, but maintaining
anything beyond the standard package falls on them.
Snow removal is also covered on the main roads and alleyway driveways behind the units,
along with the sidewalks. For anyone who has dealt with a snowy Blacksburg winter and a
driveway that needs clearing before an 8 a.m. class or meeting at Virginia Tech, this kind of
included service is a real quality-of-life upgrade, not just a nice-to-have.
Customization Options After Purchase
Even in a finished showcase home, buyers have more flexibility than they might expect.
Standard easy changes include adding a backsplash, swapping window treatments, adding
ceiling fans upstairs, and including additional appliances. Beyond that, Eagle has shown
willingness to go further: if a buyer wants different countertops or wants the upstairs carpet
swapped for matching laminate flooring, they'll do it, provided there's enough time before closing
to order materials and complete installation.
The real constraint isn't willingness, it's timeline and budget. Structural changes need to happen
early in the process for permitting reasons, but cosmetic and finish-level changes remain on the
table at almost any stage.
Understanding New Construction Pricing
Here's something every buyer needs to understand about new construction pricing versus
resale: it doesn't work the same way. Generally speaking, new construction pricing is less
negotiable than what you'd expect from a resale home. Think of it more like shopping at a big
box retailer: the price on the shelf is generally the price you pay.
That said, move-in ready homes like the one we toured today often come with more wiggle
