Valley, there's one conversation you need to have before you ever pick up a floor plan or sign
with a builder: not all builders operate the same way. That single misunderstanding causes more
frustration, budget overruns, and timeline headaches than almost anything else I see in this
business. Buyers assume that "new construction" means one consistent experience, and then
they're blindsided when their neighbor's build looked completely different from their own.
As a local realtor with Keller Williams New River Valley, I spend a lot of my time walking clients
through exactly this decision. So let's break down the three main categories of home builders
you'll encounter here in Blacksburg and the broader NRV: custom builders, semi-custom
builders, and production builders. This isn't about ranking anyone or declaring a winner. It's

goals, your budget, and your patience level.
How Building in the New River Valley Differs From Bigger Markets

cities, you're often choosing between a dozen national production builders competing for your
business on every corner. Here in Blacksburg and the NRV, the building community looks
different. We have a strong core of local builders who've been developing neighborhoods here
for decades, a handful of regional builders who've expanded into our market, and a smaller
group of true production builders offering that faster, more standardized experience.
Because our market is smaller and more relationship-driven, communication style and builder
capacity matter enormously. A builder who's fantastic in Richmond or Charlotte might operate
very differently once they set up shop here, simply because the scale, the labor pool, and the
pace of the local market are not the same. This is exactly where having a realtor who already
knows these builders' reputations, quirks, and track records saves you time and stress before
you ever sign a contract.
Custom Home Builders: Maximum Control, Maximum Involvement
Custom builders sit at the top of the personalization ladder. These builders typically take on
fewer projects at once and work closely with both you and your realtor from the very beginning
of the process. Most buyers either bring their own architectural plans or collaborate with a
designer to create a home entirely from scratch.
Here's something a lot of out-of-area buyers don't realize: with a true custom build, you're
usually responsible for finding and purchasing your own piece of raw land before your builder
ever breaks ground. It's genuinely a two-part process. First you secure the land, then you bring
in the builder, though occasionally those pieces come together through one relationship. Either
way, plan on handling both.
The biggest upside of going custom is flexibility. You control the layout, the materials, the
finishes, and every design detail from the foundation up. If you have a very specific vision for
your home, this route gets you closest to exactly what you want. Build quality tends to be
excellent, but that quality and personalization come with a tradeoff: time. I typically tell clients to
expect around 18 months for a true custom build once you factor in design work, architectural
review, permitting, and construction itself.
That timeline means custom building works best for buyers who are comfortable being deeply
involved in the process. You'll be making decisions constantly, sometimes weekly, on everything
from cabinet hardware to window placement. That level of involvement is exciting for some
buyers and overwhelming for others, so be honest with yourself about your bandwidth before
committing.
Unsurprisingly, custom homes are the most expensive category in our market. You're essentially
getting a one-on-one design and construction experience, and that personalized attention has a
price tag. In today's market, including land, custom builds here commonly land in the upper
$800,000s, push into the $900,000s, or exceed a million dollars depending on scope and
location.
Wellestablished custom builders in the NRV include Progress Street Builders, Legacy Builders,
and SAS Builders. These companies have been shaping neighborhoods here for decades and
have refined, dependable processes. At the same time, newer custom builders are entering the
market, and while they may not have those same polished systems in place yet, buyers often
get more individualized attention because they're taking on fewer clients at a time. Neither path
is right or wrong. It comes down to whether you value a proven process or a more personal,
hands-on relationship.
My advice is always the same: interview multiple builders before committing. You're not just
picking a design aesthetic, you're entering into a working relationship that will last well over a
year. I've helped clients identify the builder they connect with first, then worked alongside that
builder to track down vacant land that actually fits their goals. Getting your realtor and your
builder working in tandem from day one is one of the most important pieces of a successful
custom build.
Semi-Custom Builders: The Sweet Spot Between Flexibility and Predictability
Semi-custom builders are extremely popular in Blacksburg and the NRV, and it's easy to see
why. They offer a genuine balance between personalization and structure. Rather than
designing a home from a blank page, buyers choose from a curated set of floor plans and then
personalize those plans through a defined menu of finishes and upgrades. You get to make the
home feel like yours without the open-ended overwhelm of a fully custom build.
The two dominant players in this space right now are Eagle Construction and Stanley Martin
Homes. Before comparing them directly, understand the general model: base pricing looks
attractive on paper, but your final price depends heavily on which design selections you choose

Within the semi-custom category, some builders lean closer to the custom side with more
flexibility and higher-end finish options, while others lean closer to the production side with
tighter, more defined choices. That's the exact difference I've observed between Eagle
Construction and Stanley Martin Homes. Eagle tends toward higher customization at a premium
price point. Stanley Martin operates with clearly defined options that you either opt into or skip,
and their crews view non-standard requests as something that slows down their established
timelines. From my experience helping buyers build with both companies, Eagle has generally
been more accommodating of custom requests, while Stanley Martin has been less flexible.
Neither approach is inherently better, but you should know which style you're walking into before
you sign anything.
On pricing, Eagle Construction advertises single family homes and villas starting around
$550,000 in their Blacksburg neighborhood, with townhomes in that same community starting in
the mid-$300,000s. They also have neighborhoods under construction at higher price points and
are breaking ground on a new community in Fairlawn at a lower price point as we speak.
Stanley Martin's townhomes in their West Hill neighborhood in Blacksburg start around
$370,000, villas start in the mid-$400,000s, and single family homes start around $500,000.
Keep in mind these are starting prices only. Lot premiums, structural upgrades, and design
upgrades will add to your final number, sometimes significantly. This category works well for
buyers who want an elevated home but still appreciate having some guardrails around
decisions, timelines, and budget.
Production Builders: Simplicity, Speed, and Value
Production builders offer the most straightforward path to new construction and typically the
most affordable one too. These builders repeat the same floor plans across a neighborhood and
pre-select the finishes that go into each home. There's little to no customization involved, but the
tradeoff is efficiency. These homes go up inside master-planned communities on predictable
schedules, and the finished product is functional and energy efficient.
Most buyers purchase production homes either while they're under construction or after they're
already complete. Depending on where in the build process you submit your offer, you might get
to tweak a few small details like flooring color, light fixtures, or paint, but expect those choices to
come at an added cost.
In our market, the production builders you'll come across include Tyrus Homes, Rilland
Associates, and Golden Triangle. Depending on location within the New River Valley, I've seen
pricing on these homes range from the upper $300,000s up to the mid-$600,000s. If you're
relocating to the area and want a lower-stress way to land in a new construction home while you
get oriented to Blacksburg, this category is often the best starting point.
Even with a more standardized process, having someone in your corner who understands local
builder reputations makes a real difference. Every production builder here has its own quirks, its
own communication tendencies, and its own areas where a realtor needs to push a little harder
to protect your interests. That local knowledge is easy to overlook until you're mid-contract and
something isn't going the way you expected.
Which Builder Category Fits You?
There's no universal right answer here. If you have a very specific vision and enough time and
budget to see it through, custom building gives you the most control. If you want a personalized
home without designing every inch from scratch, semi-custom builders like Eagle Construction
and Stanley Martin Homes hit that middle ground well. If your priority is speed, predictability, and
a lower price point, production builders such as Tyrus Homes, Rilland Associates, or Golden
Triangle will likely serve you better.
What matters most is matching the builder category to your actual goals rather than assuming
all new construction works the same way. I've watched buyers get frustrated with a semi-custom
builder because they expected full custom flexibility, and I've watched other buyers overspend
on a custom build when a semi-custom option would have given them ninety percent of what
they wanted at a fraction of the cost and timeline.
Building a home in Blacksburg or anywhere in the New River Valley can be a genuinely
rewarding experience when you go in with clear eyes about what each category of builder
