You typed your address into Zillow, saw the Zestimate, and thought: "My house is worth what?! That can't be right."

If that reaction sounds familiar, you're not alone. I've worked with homeowners whose Zillow Zestimate was dramatically higher or lower than what buyers were actually willing to pay.

What Is a Zestimate, Really?

Zillow's Zestimate is an automated home value estimate generated by an algorithm. These algorithms typically look at tax records, previous sale prices, square footage, bedroom and bathroom count, and broad neighborhood sales trends. It's fast and convenient—but it's often wrong.

The 3 Biggest Reasons Zillow Gets Home Values Wrong

1. It's a Computer, Not a Human

Algorithms can't see renovations or upgrades, how well the home has been maintained, natural light, layout flow, or overall feel, road noise, privacy, or surrounding land.

2. It Relies on Incomplete or Outdated Data

Zestimates often pull from old tax records, incorrect square footage, inaccurate bathroom counts, and sales that don't reflect the current market.

3. It Can't Account for Unique Features

Zillow doesn't know about custom renovations, finished basements, one-level living layouts, workshops, views, or lot characteristics.

How to Find Out What Your Home Is Actually Worth

The most reliable way to determine your home's value is through a Comparative Market Analysis (CMA) performed by an experienced local agent. A proper CMA looks at recent sales of truly comparable homes, current competition, condition, upgrades, layout, local demand, and buyer behavior in your specific area.

The One Thing Zillow Can't Measure at All

Your home's story. Buyers don't just purchase square footage. They buy how a space feels, how light moves through the home, how the layout fits their life, and emotional connection.
