But here's the uncomfortable truth I've seen firsthand as a Realtor in Blacksburg and the New River Valley: Solar panels can be a very expensive mistake for some homeowners—especially when it's time to sell.

Solar Is Not a Home Improvement—It's a Financial Decision

Solar is a long-term financial commitment that can impact your monthly cash flow, your ability to sell your home, your buyer pool, and your net proceeds at closing.

Upfront Costs and Long-Term Commitments

Many homeowners finance systems over decades, enter contracts with strict payoff terms, and underestimate fees tied to early payoff or transfer.

Solar Loans Are Often a Problem When You Sell

When homeowners sell before their solar system is fully paid off, they usually face one of two scenarios: the buyer must qualify to take over the solar obligation, or the seller must pay off the remaining balance at closing.

Solar Does Not Automatically Increase Home Value
